Role Overview:
In this role, you will work on cutting-edge initiatives to fine-tune large language models by grounding advanced real-estate investment, property management, and renovation project domain logic. The ideal candidate possesses deep experience in property analysis, spanning rental cash-flow modeling, NOI and cap-rate calculations, renovation budgeting, and financing structures, along with the ability to translate real-estate metrics into deterministic spreadsheet logic. You will play a direct role in evaluating and refining AI-generated tools, ensuring outputs match professional real-estate and design standards.
Requirements:
- Core Experience: 5+ years in real-estate investment/analysis, property management, or interior and renovation project management.
- Domain Expertise: Deep, hands-on familiarity with rental cash-flow modeling, net operating income (NOI), cap rates, contractor tracking, and renovation budgeting.
- Writing & Logic Translation: Strong, concise professional writing skills with a proven ability to translate property investment rules and budgeting frameworks into deterministic spreadsheet formulas and validation structures.
- Analytical Thinking: Strong capacity to structure financial guardrails (e.g., isolating NOI before debt service, separating maintenance reserves from CapEx, factoring vacancy allowances).
- Technical Infrastructure: Personal desktop/laptop equipped with a stable, high-speed internet connection in a remote setup.
Responsibilities:
In this role, you will serve as the real-estate and project management expert setting the quality benchmark for domain-specific AI applications. Your day-to-day responsibilities will include:
- Authoring Skills & Guardrails: Defining discovery parameters (property specs, purchase price, financing terms, renovation scope) and financial guardrails (strict NOI bounds, vacancy caps, reserve allocations) for AI builders and canvases.
- Context & Workflow Co-Design: Co-designing interview workflows and validating context files, including rent rolls, contractor bids, and financing schedules.
- Grounding Golden Assets: Verifying cash-flow, NOI, and cap-rate formulas, renovation budget rollups, and validation lists across flagship cases like rental property analyzers and home project tools.
- Quality Sign-Off: Reviewing and signing off on AI-generated outputs to ensure complete alignment with professional real-estate, property analysis, and design practices.
Education & Experience
- Bachelor's degree or equivalent practical experience in any field.
- Experience in AI evaluation, data annotation, content review, quality assurance, or a related analytical role is preferred but not required.
Offer Details:
- Commitments Required: 40 hours per week with 8 hours of overlap with PST.
- Engagement type: Contractor
- Engagement Length: upto 10 weeks
- Availability: Talent must have weekend on-call availability (part-time engagement is acceptable).
